Duties include, but are not limited to, assisting project managers, subcontractor monitoring and assisting in change order preparations, plan checking, document control, quality control and safety monitoring. In addition subcontractor solicitation and buyout, RFIs, submittal reviews, run project meetings and update schedule in MSProject. This position will be a accountable for the document management process, RFI and submittal process on-site beyond the administrative functions but will be required to have a deeper understanding of the plans, specifications and project requirements and have the ability to manage with limited oversight. Construction Management: Manage selective subcontractors on day to day operations Oversee punch list process and ensure execution, distribution and acceptance of punch list by all appropriate parties. Assist with department representatives, architects, engineers and consultants to establish project requirements, specifications and schedules. Assist with the development and approval of architectural and engineering construction drawings via project design and owner meetings Assist with construction and permitting processes. Obtain a clear understanding of municipality requirements and execute all internal and external needs to ensure overall project compliance. Subcontractor solicitation along with preparation and review of bid documents. Obtain ample bids, qualify scopes of work against pricing, complete written scopes of work for each trade for contract execution. RFI’s. Manage the process including but not limited to receipt, review of content, distribution, change order qualification and tracking of each/all. Submittal reviews. Produce submittal log including dates for execution of work. Track all sent/received against project schedule. Review/approve/deny according to project documents and verify installation of only approved materials. Assist with negotiation and enforcement contractual requirement, including general contractor, architect and other direct service providers and vendors Partner with monitoring and maintaining construction project schedule. Has ability to produce project schedule in MS Project and maintain. Prepare project documentation Assist with inspection of projects to ensure conformance with local, state and federal construction codes and in accordance with contract design specifications Assist with project reporting. Attend all PM/Foreman/Owner meetings and produce/distribute all meeting minutes according to procedures. Assist in project estimating and financial review of job cost reports. Maintain a complete understanding of project financials and help identify risks associated with such Accounting: review and code subcontractor pay applications and vendor invoices with the Superintendent Field Operations: May be responsible for one or more of the following: Assist with site quality control. Review and understand best practices related to construction installations and risks. Document any/all items of concern accordingly. Assist with safety management. Identify Safety Concerns and manage according to HCG policy. Obtain any necessary training as required to facilitate safety as project requires per Horizon Safety Director. Administer subcontractor prequalification’s (with PM) Project Coordination: Keep Plans and Specifications updated by copying all bulletins/addendums/RFI’s and inserting in each Project Manager’s Plans/Specs and also copy and distribute same to all Field Superintendents and outside agents. Update drawing log, ftp site and superintendent set Insert Spec/Plan information in contract forms so contracts are able to be processed for jobs. List Job Qualifications. Education, work experience, licenses and certifications: Bachelor’s degree in Construction Management or equivalent 4-year college program. Prior construction project management experience New construction ground up and/or remodel experience preferred Knowledge and understanding of construction practices/techniques, Title III of ADA, contract law, project controls and building support systems Proven record of providing excellent internal and external customer service Previous leadership experience Prior construction office and field experience Required knowledge and skills: Ability to be detail-oriented, analytical and computer literate Ability to perform quality work within deadlines with or without direct supervision. Ability to interact professionally with other employees, customers and suppliers. Ability to work effectively as a team contributor on all assignments. Ability to work independently while understanding the necessity for communicating and coordinating work efforts with other employees and organizations.
